With some of the bigger advertisers ie, Homeaway and Tripadvisor, the first thing they ask for is your tourist license, Spain-holiday too, no advertising with them if not.
Bee and Jimbo have posted info links but you will need to call in an architect to help with the energy certificate and you will also need a certificate of habitacion.
Then you need to register your property with the Guardia civil who will provide access to a website where you will need to submit passport info of each guest over the age of 16, this should be done the day after your guests arrive.
Furthermore, you will need to submit a quarterly tax return for each guest so that income tax can be calculated, you can offset such expenses such as running costs against this.
All this info was given to me by my solicitor, it is new to them too.
For many years this type of thing has been rumoured with little progress but if the big advertisers are on board with it now then you know it is happening.
I think that anyone who wishes to rent out their property and still decides to wing it...well that could be a very costly thing to do.
