Not sure that is totally correct, though there is a little truth in the fact that damage is caused by a small number of tenants. There is a real shortage, but I feel that this is due to the upturn in sales and owners are now putting their property on the market instead of renting.
We are noticing more owners who are putting their property to rent are only doing 3 or 6 month rents so if the property does sell then it makes it easier, then you get those who rent long term and also put it on the market and when they get a buyer, they tell the tenant they are out. Not sure how legal that is either, as legal as tenants signing an 11 month contract then running after 3 months.
Given all that, I still need more rentals for 6 or 11 months to meet demand.
