Tourist License. How do you get one?

Hi all,
Apparently you need a tourist License to let out your property. Does anyone have any information about how and where to get this? Thanks all.

OMG. There are already guests booked in for the whole of the year!!!. The apartment was being advertised on a well known holiday site and the and has been Deactivated!!

You`re not the only one.

It`s probably not the right thing to say but it`s very similar to picking up people from the airport. No problem with friends and family.

Anyone else then you run into trouble.

Where you advertising on spain-holiday.com ? they have been advising advertisers since last year that you need to have a tourist licence and you could do it through them.

With some of the bigger advertisers ie, Homeaway and Tripadvisor, the first thing they ask for is your tourist license, Spain-holiday too, no advertising with them if not.

Bee and Jimbo have posted info links but you will need to call in an architect to help with the energy certificate and you will also need a certificate of habitacion.
Then you need to register your property with the Guardia civil who will provide access to a website where you will need to submit passport info of each guest over the age of 16, this should be done the day after your guests arrive.
Furthermore, you will need to submit a quarterly tax return for each guest so that income tax can be calculated, you can offset such expenses such as running costs against this.
All this info was given to me by my solicitor, it is new to them too.
For many years this type of thing has been rumoured with little progress but if the big advertisers are on board with it now then you know it is happening.
I think that anyone who wishes to rent out their property and still decides to wing it...well that could be a very costly thing to do.

I would let a professional do it if it was me as it can be time consuming getting all the paperwork together and they will know exactly whats needed. Majorca seems to be very active with stopping rentals so anybody who has bought or is thinking of buying there as an investment is getting rightly hammered. I suppose it is all about tax take and getting rid of the illegal lettings. Bee

I did mine 3 years ago by downloading the forms and taking them to the office in Alicante. No habitation certificate was asked for. No energy certificate was asked for. I ticked the boxes to say I had one. No information about reporting to the Guardia Civil (don't think its being done in this area yet, if it is someone send me the link to do it) All it cost me was the time and petrol to Alicante. Nothing about needing air con units in all rooms

Im not sure they know exactly whats needed. Everyone says different things. Some are just jumping on the band wagon, with all those things 'needed' it can be about 1000euros

I think different regions do different things. My solicitor/gestor still sends the tax yearly (not quarterly) as yet he knows nothing about quarterly returns. You can't offset as much as you can in the UK and you also have to declare the income in the UK

I know some of the info on these, but is that for new listings or do they need the info for those that have been using their website for years.

I think the main issue for Spain is Airbnb.

If thats aimed at me I'm not saying that. Never even mentioned cake. I'm saying the info differs to who you talk to and what area you are in. Most solicitors don't even know whats needed. And I'm just saying what I did and what happened to me. I don't want anyone to get ripped off with high solicitors charges when you can do it yourself.

Newmany---its for everyone whether you have been a customer or not. Its been law since 2015.
